Commercial interior lining programs operate at scale — repeated floor typologies, concurrent trades, fire engineering compliance and programme milestones tied to practical completion. Aikon Interior's commercial portfolio centres on the project types where lining subcontractor performance is most visible to head contractors and developers: student accommodation towers, office tenancy fitouts and multi-storey residential buildings delivered for established Victorian developers.
Sector Focus
We do not pursue every commercial construction sector. Our resources, supervision structure and crew skills are optimised for interior fitout and lining — the trades that sit between structure and occupation. Within that focus, three commercial sectors dominate our engagement history and represent the strongest alignment between client needs and our delivery capability.
Student Accommodation
Purpose-built student housing demands high-volume partition and ceiling installation across identical or near-identical floor plates. Acoustic separation between study bedrooms, fire-rated corridor compartments and durable common-area linings are standard requirements. Programme compression through floor-cycle repetition is the primary commercial driver — and the primary reason head contractors engage specialists rather than general labour.
Office & Tenancy Fitout
Commercial office fitouts require tenancy partitions aligned with ceiling grids, feature bulkheads at reception and meeting zones, and services integration at every penetration. After-hours access and tight handover dates for tenant occupation add programme pressure. Our teams coordinate set-out with MEP rough-in before board fixing to minimise rework.
Multi-Residential Development
Apartment buildings for developers such as Australand and Burbank Homes require lining packages spanning apartment entries, inter-tenancy walls, corridors and common areas. Developer standards, inspection regimes and defect closure timelines are more demanding than bespoke commercial fitouts. We deliver to these standards with documented QA processes.
Featured Commercial Projects
Victoria University Student Apartments
Partition, suspended ceiling and fire-rated wall installation across multi-level student accommodation buildings — Aikon Interior's primary commercial reference project.
Melbourne Student Apartment Complex
Large-scale lining program with repeated floor typologies, acoustic-rated bedroom partitions and corridor fire compartmentation.
Commercial Office Interior Fitout
Tenancy partitions, grid ceilings, feature bulkheads and Level 4 flushing for commercial office occupation.
Commercial Delivery Requirements
Head contractors evaluating lining subcontractors assess factors beyond unit rate: mobilisation speed, crew scalability, inspection pass rates, defect closure velocity and site conduct. Aikon Interior's 45-person in-house workforce and operations established since 2021 position us to score strongly on these criteria — particularly on programs where the same subcontractor must scale from two work fronts to eight without quality degradation.
Our commercial engagements include documented SWMS, insurance certificates, progress reporting aligned with site administration and attendance at coordination meetings where lining sequencing affects other trades. We understand that on developer projects, our defect list is the head contractor's defect list — and that unresolved lining items at PC delay occupancy certificates.
| Project Type | Typical Aikon Scope | Programme Driver |
|---|---|---|
| Student accommodation | Partition, ceiling, fire-rated corridor & shaft walls | Floor-cycle repetition, PC date |
| Office fitout | Tenancy partitions, grid ceiling, bulkheads | Tenant handover, after-hours access |
| Apartment building | Apartment linings, common areas, riser enclosures | Developer inspection, OC milestone |
For head contractors: We provide lump-sum and measured-rate quotations with clear scope inclusions, programme assumptions and mobilisation lead times. Insurance, SWMS and personnel credentials are available at tender stage. Contact our estimators at 03 9961 4567.
Tender & Mobilisation Process
Head contractors engaging Aikon Interior on competitive tender follow a structured process from enquiry through to site mobilisation. Understanding this process helps project managers plan subcontractor procurement timelines and avoid the mobilisation gaps that occur when lining contractors are engaged too late in the pre-construction programme.
Tender Submission
Drawings and specifications submitted to info@aikoninterior.com with tender closing date. Our estimators review scope completeness and respond with quotation or RFI within the agreed timeframe. Lump-sum and measured-rate options provided where contract form permits.
Contract Award & Pre-Start
Upon award, we submit SWMS, insurance certificates and personnel credentials for site induction. Method statements for fire-rated and acoustic assemblies prepared per project specification. Material procurement commences against approved shop drawing schedule.
Mobilisation & Delivery
Crew mobilisation on confirmed date with supervisor attending pre-start meeting. Daily progress reporting aligned with head contractor site administration. Defect closure and handover documentation at practical completion.
Developer Standards Compliance
Developers such as Australand and Burbank Homes issue standalone lining and fitout standards that supplement the National Construction Code and project specifications. These standards define partition types, ceiling systems, finish levels, inspection regimes and defect classification that subcontractors must comply with throughout the project. Aikon Interior maintains current copies of major developer standards and trains supervisors on the specific requirements that exceed generic NCC compliance.
