Domestic Renovation

Internal wall modifications and ceiling upgrades for homes and townhouses.

Service Line 05

Domestic renovation lining works occupy a different operational context to commercial fitouts — homes are lived in, access is constrained, neighbours are close, and finish expectations are personal. Aikon Interior brings the same technical competence applied on multi-storey programs to townhouse alterations, villa renovations and internal reconfiguration projects across Melbourne's eastern and south-eastern suburbs, delivering tidy execution with respect for occupied premises.

Renovation Services

Our domestic scope focuses on internal lining and lightweight partition works — the structural modifications that reshape how a home functions without altering the building envelope. We engage directly with homeowners, owner-builders and residential builders who require a specialist lining contractor rather than a general handyman approach.

  • Internal wall removal and new partition construction
  • Plasterboard lining, jointing and paint-ready flushing
  • Ceiling replacement and feature bulkhead construction
  • Patch repairs to existing walls and ceilings
  • Acoustic upgrade lining between rooms or floors
  • Pre-purchase renovation scope assessment and quotation

Typical Renovation Scenarios

Melbourne's established suburbs contain a significant stock of townhouses, period homes and detached villas undergoing internal modernisation. Common engagement scenarios reflect how families actually use their homes — open-plan living conversions, additional bedrooms, home office creation and ceiling upgrades to improve light and acoustics.

Open-Plan Conversion

Removing walls between kitchen, dining and living areas requires assessment of loadbearing status (by others), services relocation and new bulkhead or beam boxing. We construct new partition elements, line exposed edges and achieve seamless junctions between new and existing plasterboard surfaces.

Bedroom & Study Addition

Subdividing large rooms or converting underutilised space into bedrooms or home offices involves new steel stud partitions with appropriate insulation and acoustic consideration. Door openings, switch locations and ceiling heights are coordinated with the homeowner before framing.

Ceiling Upgrade

Replacing dated ceiling linings, lowering ceilings to conceal services or adding feature bulkheads transforms spatial character. We remove existing linings safely, dispose of waste and install new board to specified finish levels.

Working in Occupied Homes

Unlike greenfield commercial sites, renovation works occur while families live elsewhere in the property or move temporarily during intensive phases. Aikon Interior implements practical site controls: floor protection in transit areas, dust containment with plastic barriers and zip doors, daily cleanup and respectful scheduling that minimises disruption to household routines.

We communicate programme milestones clearly — when demolition noise will occur, when flushing dust is unavoidable, when rooms become accessible again. Homeowners receive direct contact with our site supervisor rather than navigating a call centre. This operational style reflects how we would expect trades to behave in our own homes.

For larger renovation scopes coordinated by a builder, we integrate into the builder's programme and reporting structure while maintaining the same cleanliness and communication standards applied on direct homeowner engagements.

Finish Quality in Residential Context

Residential clients inspect lining finishes at close range daily — not once at practical completion from across a corridor. Surface quality, corner alignment and junction treatment between new and existing work must withstand scrutiny under natural window light. We flush to Level 4 as standard for painted residential surfaces, with Level 5 available for feature walls or critical lighting conditions.

Consideration Commercial Approach Residential Adaptation
Programme Floor-cycle repetition, multi-crew mobilisation Phased works around occupancy, flexible scheduling
Access Hoist, loading dock, unrestricted site hours Street parking, narrow hallways, neighbour consideration
Finish inspection Formal PC inspection, defect list Walk-through with homeowner, touch-up priority
Waste management Skip bins, site waste management plan Contained removal, minimal street impact

From Enquiry to Completion

Site Visit & Scope Discussion

We attend the property to understand existing conditions, homeowner objectives and constraints. Scope is documented with clear inclusions and exclusions — whether structural works, electrical relocation or painting are by others.

Fixed-Price Quotation

Renovation quotations are provided as fixed-price where scope is definable. Allowances are identified separately for unknown conditions behind existing linings. Homeowners receive a written quote with programme duration estimate.

Execution & Handover

Works proceed with daily site tidiness and progress updates. Completion includes walk-through with the homeowner, touch-up of identified items and written care instructions for new plasterboard surfaces before painting.

Permits & Structural Assessment

Internal renovation involving wall removal may require building permit approval under the Victorian Building Act, depending on whether the walls are loadbearing and the extent of structural modification. Aikon Interior does not provide structural engineering assessment or building permit applications — these are the responsibility of the homeowner or their builder, engaged before our lining scope commences.

We will not remove walls identified as potentially loadbearing without written confirmation from a qualified structural engineer that the wall is non-loadbearing or that adequate structural support has been installed. Homeowners who proceed with wall removal without engineering assessment assume structural risk that falls outside our scope and insurance coverage. Our quotation documents clearly identify structural assessment and permit costs as exclusions where applicable.
