Plasterboard & Lining

Plasterboard installation, jointing, flushing and paint-ready finishes.

Service Line 03

Plasterboard lining is the visible surface of almost every interior space — and the trade most directly judged at handover. Aikon Interior delivers plasterboard supply and installation, jointing, flushing and paint-ready preparation as standalone lining packages or integrated scopes within partition and ceiling works. Our fixers and flushers maintain the surface quality that painters, wall covering installers and building surveyors expect on commercial programs and residential renovations alike.

Package Inclusions

Plasterboard scope definitions vary between projects. Aikon Interior quotes against clearly defined inclusions to avoid the disputes that arise when "lining" is interpreted differently by head contractors, estimators and site supervisors.

  • Plasterboard supply and delivery to site (where in contract scope)
  • Cutting, fixing and edge support per manufacturer requirements
  • Jointing, taping and multi-coat flushing to specified finish level
  • Corner beads, shadow beads and feature angle treatment
  • Sanding and surface preparation for paint or wall covering
  • Patch repairs, rectification and defect closure prior to handover

Levels of Finish

Surface finish quality is classified under AS/NZS 2589 and project specifications typically nominate a Level 3, 4 or 5 finish depending on lighting conditions, paint system and visibility. Aikon Interior executes to the specified level — not to an undocumented internal standard that fails under critical side-lighting at practical completion.

Finish Level Description Typical Application
Level 3 Standard joint treatment, tool marks acceptable under texture Concealed areas, garage linings, service zones
Level 4 Smooth flush joints, ready for flat or low-sheen paint General commercial and residential painted walls
Level 5 Full skim coat, critical lighting preparation Feature walls, gloss paint, high-profile public areas

Standard Plasterboard

General-purpose boards for dry-area partition and ceiling lining in offices, apartments and corridors. Fixed with correct screw spacing, edge support at openings and control joints where spans exceed manufacturer limits.

Fire-Rated Board

Fire-resistant plasterboard installed as part of tested fire-rated assemblies. Joint treatment and fixings follow the tested system — substitutions that compromise FRL performance are not permitted without engineer approval.

Moisture-Resistant Board

Water-resistant boards for wet-area adjacent zones, external soffits (where specified) and areas subject to humidity. Installed with appropriate joint compound and finish systems compatible with tile or paint overlays.

Integrated vs Standalone Lining

On many commercial projects, plasterboard lining is part of a broader partition or ceiling package delivered by Aikon Interior. In this model, framing, board fixing and flushing are sequenced under a single supervisor with unified quality accountability. The alternative — engaging separate framing and flushing contractors — often produces interface disputes at joint lines, corners and services penetrations.

Standalone lining engagement occurs where framing is complete and a specialist flusher is required to achieve specification finish levels before painting. We assess existing substrate conditions, prior fixing quality and realistic finish targets before accepting standalone scope — we do not promise Level 5 results over substandard fixing without rectification.

Domestic renovation clients frequently engage us for lining packages covering new partition board, ceiling replacement and patch repairs to existing walls. These scopes demand dust control, protection of occupied areas and finish matching at junctions between new and existing surfaces.

Surface Quality Process

Board Fix Inspection

Before jointing commences, fixing quality is verified: screw spacing, edge distances, unsupported edges and cut-out integrity. Deficient fixing is rectified at this stage — not concealed under compound.

Jointing & Flushing

Tape and compound are applied in the coat sequence required for the specified finish level. Dry times are observed between coats. External corners receive metal or paper-faced beads as specified.

Sanding, Inspection & Handover

Surfaces are sanded to eliminate tool marks and ridges. Critical lighting checks identify imperfections before paint trade commencement. Touch-up and defect items are closed against the head contractor's inspection list.

Why lining quality matters at handover: Paint cannot correct poor flushing. On the Victoria University student accommodation project and subsequent commercial programs, Aikon Interior's consistent Level 4 preparation reduced paint rectification cycles and supported on-time PC milestones for the head contractor.

Jointing Compounds & Application Standards

Plasterboard jointing in Australian construction follows AS/NZS 2589 and manufacturer application guides. Base coat compound, topping compound, and tape selection vary by finish level and board type. Fire-rated board joints require specific compound types compatible with the tested assembly — standard all-purpose compound may not satisfy fire-rated system requirements. Moisture-resistant board in wet-area adjacent zones requires setting-type compound at external corners and junctions with tile finishes.

Aikon Interior flushers work to the coat sequence required for the specified finish level: typically three coats for Level 4 (tape coat, second coat, finish coat) plus sanding, with an additional skim coat for Level 5. Dry times between coats are observed — rushing the sequence produces shrinkage cracking that appears under paint and requires rectification. Our supervisors inspect flush quality under raking light before releasing surfaces to the paint trade.
